New amenity areas and trails

Pedestrian connectivity allowing people to easily walk or bicycle between businesses and to amenity areas

Alternative stormwater management including a storm pond that is designed as both an amenity and habitat (for example, it will have dragonfly perches)

New hybrid road cross section that allows for alternative stormwater management

Landscape design that is consistent with Community Placemaking, ensuring that the industrial park is an attractive gateway

New land use bylaw amendments that will require businesses in TaigaNova to:

-make buildings that will be at least 25% more efficient than the Model National Energy Code

-consider by-product synergy

-provide preferential parking (ie. for car-pool or hybrid cars)

-reduce environmental impacts during construction

-consider strategies to reduce resource use, reduce waste generation and increase land use efficiency

The initial sales process drove innovation above and beyond the minimum required by the new land use bylaw amendments

Some businesses have considered buying buying green power for at least 10% of their electricity requirements

Some businesses have proposed building LEED certified buildings

Effective use of land management strategies which increased the amount of serviced industrial land brought to market

The Wood Buffalo Housing and Development Corporation will be working with all new businesses towards by-product synergies (waste from one company = input for another company), and will try to facilitate collaborative activities such as buying green energy
